Marks Building Co. Townhomes in Tremont

Marks Building Co. has been busy near downtown Cleveland. Throughout the surrounding neighborhoods, we have been working on a variety of multifamily construction projects, including townhomes on Brevier Ave. in Tremont, next to the also-new Park Apartments.


The townhomes we're building on Brevier are exciting for a variety of reasons. For starters, unlike many homes in the Tremont area that rely on street parking, these townhomes feature two-car garages underneath the living space.


"Most of these houses, even on the street, don't even have driveways, let alone garages," said Jeremy McCarthy, general manager of construction at Marks Building Co. "We have two-car garages underneath the living space with a big driveway to get in and out."


These townhomes also have rooftop decks that offer an incredible view of the downtown Cleveland skyline. And to top it all of, we've developed these townhomes to have a first-floor bedroom and bathroom.


"The feedback we kept getting was that people wanted to have a first-floor bedroom and bathroom, for accessibility," said Marks Building COO Casey Marks. "They have older parents, and they want them to be able to come spend time with them."

Given Tremont's proximity to downtown Cleveland and its existing infrastructure, it presents a unique opportunity for a builder. These modern multifamily units are designed to blend into the historic neighborhood while increasing the housing supply in a limited space and, ultimately, support a walkable urban design.


Tremont is known for its density and exceptional walkability to all sorts of restaurants, bars, art galleries and retail. With a project like this, Marks Building Co. is aiming to build on the historic appeal of the neighborhood while continuing to propel it to an even brighter future.

The Advantage of Townhomes as an Investment Vehicle


In a growing neighborhood as popular as Tremont, townhome projects serve as compelling investments, as either "build and hold" or "build and sell" strategies. More so, the new construction price point today is comparable to buying, say, a home 30-40 years old with deferred maintenance issues.


"The cost, actually, today, now, to go and build new is really, really close to that same price point for someone who could go out there and buy something that's 30, 40 years old," said Marks.


Specifically, Marks Building Co. is carving out a specific mid-level niche in the region when it comes to new construction, often focusing on projects that are overlooked by large-production builders.


"There are not a lot of smaller builders like us," said Marks. "You've got your production builders, doing 50, 60, 70 units a year. There are not a lot of companies that fit that three to 10-15 mold."


This strategy for new builds allows Marks Building to work closely with cities and planning commissions to ensure great properties are entering the market, offering ideal living and unique amenities.
